What is Conveyancing?
Conveyancing is the legal process of transferring ownership of property. It includes necessary checks and searches that ensure that the seller legally owns the property, and it is free of encumbrances. eg easement, land resumptions.
Why are Conveyancing costs different for buyers and sellers?
When buying a property you have to pay extra costs for searches, inspections, Government Stamp Duty and transfer of ownership fees.
What happens if there is a legal problem with my contract?
Home Sweet Home are experienced solicitors who specialise in residential conveyancing, so we are able to provide expert legal advice in dealing with difficult situations.
Are all Conveyancing Solicitors the same?
Not at all. Like any other service, your experience will depend on the firm you choose. Be wary of accepting the cheapest quote, as often you will find that the ‘bare minimum’ price means the ‘bare minimum’ of work will go into your file.
Confucius says...“The bitterness of poor quality is remembered much longer than the sweetness of a cheap price”.
At Home Sweet Home we put a cap on the number of files handled by our staff at any one time. This way the proper time and care is always taken when handling your conveyance. Call us, you won't be disapointed by the Home Sweet Home experience.
Do I need to visit the Home Sweet Home office during this process?
Not necessarily. Of course you are most welcome to visit our office, but your conveyance can be completed via phone, fax, email and post.
Do I need to seek legal advice before I sign a contract?
Yes, it is preferable that you seek our advice before signing. We can give you free legal advice in relation to the standard terms of the contract as well as any special terms which may have been inserted. We can also advise as to whether any special conditions need to be included for your benefit and protection.
